Buying a home in the UK as a visa holder, foreign national or returning UK expat is absolutely possible. However, lender criteria can vary significantly depending on your visa, residency history, income and future plans. Choosing the right lender is often the key to success.

Visa Holders and Foreign Nationals
It is possible to secure a residential mortgage living in the UK as a foreign national or visa holder. Here are some simple scenario examples of the cases I see the most, but each person’s situation is always unique.
Spousal/Family Visa
A UK citizen and a partner on a spousal visa have eligibility with more lenders in terms of visa status because one of the applicants is a UK citizen. Lender criteria often become more flexible with a joint mortgage application where one person is a UK citizen or permanently settled. However, a short UK residency time for the visa partner will restrict lender choice more than the visa status.
Skilled Worker Visa
An individual or couple on a working visa in the UK will have eligibility with some lenders but may encounter LTV restrictions unless they can also meet certain income requirements. This means these applicants may need higher deposits than they were expecting. The time remaining on their visa will also be an important eligibility factor.
These are the most common visa types that I see, but other visa categories, such as Global Talent and Graduate visas as examples, may also be accepted by certain lenders depending on the combination of personal circumstances and lender criteria.
Residency Time
An important eligibility factor regardless of visa type or nationality, will be your residency time in the UK. There are lenders who will consider a mortgage application almost as soon as you step down from the plane! However, these more flexible lenders may be more expensive in terms of interest rates and potential product fees. Generally, your lender options as a visa holder or foreign national increase with milestones of 1 year, 2 years and 3 years residency.
UK Expats
UK expatriates living abroad and wanting to return to the UK and purchase a residential home, or buy/remortgage an investment property in the UK (BTL, holiday let) will have good lender options but these products will exclusively be “expat” specific products regardless of lender. Not all lenders offer expat products. These products may attract higher interest rates and product fees than standard UK residential mortgage options.
If you are returning to the UK to live and purchasing a main residence, your anticipated income source, the timing of your mortgage application, purchase completion, and intended occupancy of the property will be important factors for lender consideration.
Stamp Duty and Taxes
Purchasing a property in the UK on a short residency time or with other properties still owned abroad will have stamp duty implications that you need to be aware of. Dual citizens may also need to get advice on any tax implications and ensure they have compliant HMRC paperwork if there is foreign income involved or for UK investment properties. Don’t worry!
